What is the statue of limitations in louisiana?

in oct 2006 I put a down payment on a mobile home i am taking over the notes on. the real estate agent said it would go towards the trailer so i wrote it on the check.( down payment for 1995 mobile home and the serial number) nov 2007 i found out the owner never asked for a down payment nor did she receive one, neither did the finance company. He now says to me it was his fees and to the seller it was his commission, I also found out the seller was charged 250.00 in fees, i then filed charges with the DA , now I am told to take it to court . am i to late?

Not too late. I would also contact your Attorney General and the State Real Estate Board. Having a license to sell Real Estate does not differentiate between stick built homes and mobile homes if he is accepting a commission as an agent. His commission should not have been received until the home changed hands. Also, the buyer does not pay the commission, the seller does. You had no contract with him.
