First words of advice on property investment?
What are the first time that mistakes I should avoid? Who some of the best authors on the subject? Do I really take courses in marketing and advertising? Most of all, How do I start? buying a condo or low-income housing and rent it? Please, if you have experience or knowledge on the first real estate investment, I would like to hear your opinion on the issue and what you wouldv'e do better if given a second chance.
My advice: 1. If you want to have and manage rental property, then read all the books that you can find on the subject. Owning rental properties is much more than waiting for rent checks to occur. 2. Make sure you have the business acumen. I mean, when you run a business you have to make difficult choices because the bottom line. Businesses are not charities. They are there to make money. I know someone who is snatched by a tenant after the other for non-payment of rent because she felt sorry for these people and has refused to deport them. It made no sense to run a business. But It would be great to run a charity because, as a charity, it has been very giving away free stuff like housing. 3. Be very knowledgeable about local zoning laws and building codes. You may want to demolish an old house and build a 5,000 square foot showcase home on field. But the local zoning regulations may not allow you to build a house that big. Be very aware of any laws. 4. Never buy real estate without having completed an inspection.
